Because life doesn’t always go as we plan, we know that divorce can happen.  While we love helping families find the home of their dream and to build memories, we understand that at times we are needed to help sell a property due to a divorce.

We know that it is an extremely difficult time for you and your family and because of the delicate nature of these types of situations, it is also one of the more difficult types of sales for real estate agents as well. As a child of divorce myself, I understand that it is a difficult time for all involved, including the children.  You can rest assured that my team will be considerate of all parties involved throughout the process. 

After being in real estate for over 12 years, I have helped many property owners part with their homes successfully.  Over the years I’ve learned many things that couples can do to help achieve the best results. If you are facing this unfortunate situation and need to sell your home for the most amount of money and in a short time frame, here is what you can do.

1. Each Person Should Consider Obtaining Their Own Appraisal Prior To Listing

Rarely do we find that couples going through divorce agree on many things and that includes what price they should list their home for.  To prevent a potential disagreement we would encourage each individual to obtain their own independent real estate appraisal.  Using those two numbers find the average and settle that as the list price of the home. If the two original appraisals are vastly different than each other, get a third appraisal and choose the one that is similar.

An experienced real estate agent should be able to provide you with a few choices of top quality appraisers to choose from in your area.

2. Choose Upfront Which Days The Home Will Be Available For Showings

During the time a property is on the market we usually find that one of the parties is no longer living in the home.  As a result, the one who is still living in the home may find that their life is being impacted more when it comes to having the inconvenience of the home being shown. It can be hard during an already frustrating time to always have to make times for showings and we have seen that those living in the home get upset when there is a request to show the home.

To prevent this from happening, we would encourage you to set up certain days in advance that a home would be open for showings.  This way all real estate agents will be able to let their buyers know and appointments can be made on those days only.

3. Please Don’t Take Things Personally If An Agent Speaks To One Person More Than An Another

Our main goal as your real estate agent is to help you get your home sold for as much as possible and within the timeframe, you are hoping for. As a result, it seems that at times an agent may be speaking more to one party than the other. Please don’t take this personally.  We understand that this can be frustrating and cause more turmoil so we’ll work at taking turns addressing each party involved with emails and texts.

Ideally, a conference call with both parties is the way to go, but we understand that it can’t happen in all situations.  

4. Know What You Will Do When The Home Is Sold

Believe it or not, many people don’t have a plan for where they will go once the home is sold. Have a plan of where you will go and what you will do once the home is sold. If you are looking to purchase another home this means starting with getting pre-approved for a loan and starting to look for another home.

5. Avoid Signing Paperwork At The Same Time At Closing

It is not uncommon at the time of closing for hurt feelings to resurface when couples encounter each other and it could even result in the deal not going through. We would encourage each couple to sign closing documents separately and to avoid each other.
